As your landlord we make sure that your home, and all of our properties are insured against all the normal landlord risks. However, this insurance does not extend to any of your possessions. Our insurance also excludes your carpets and other floor coverings in your home as well as the glass in the windows and doors of your home.
Our insurance policy will also not cover damage caused to your home as a result of accidents or negligence on your part, an example of this might be smoke damage from unattended pans catching fire on the oven. We will always be on hand to provide assistance in repairing damage done to our building. We will expect that the costs of repairing the damage will be met by you. If damage to the building is extensive or of a significant cost we may elect to claim on our insurance, when we do so we will expect that you will meet the cost of the excess payable by us on the Policy. Our Insurance Company may seek to recover their costs from your insurers separately. For these reasons you must ensure that you take out tenants insurance that protects your contents and the sort of accidental damage outlined above.
It is also worthwhile checking that your insurance provides cover for lost keys as we do not keep any spare keys for your home. If you do lose your keys you will have to make your own arrangements to have the locks replaced and this will be entirely at your cost.
